1. INTRODUCTORY NOTES
These booking conditions are valid between the owner of Villa La Pazienza et Villa La Mariachiara (hereafter called “the owner”) and the guest (s) (hereafter called “the guest”)who book one of our properties: Villa La Pazienza or Villa La Mariachiara(hereafter called “the property” “the house”).
Any booking made with the owner directly is subject to the conditions below. For reservations made via agencies or intermediaries different conditions may apply.
2. PRICES AND TERMS OF PAYMENT
Prices of the accommodation are in EUR. The owner holds his right on the change of the published prices. For guests who paid the advance for a certain reservation, the owner guarantees them a price which was pointed out when they have done the payment.
Price of the accommodation includes a basic service which is fully described in reservation confirmation. The accommodation prices (unless otherwise specified) include: WI-FI, usual consumption of electricity, air-con in summer, heating, water consumption, pool maintenance (when applicable), final cleaning, bedding, bath towels and tourist tax.
Supplemental services are those which are not included in the price per day and these are extra charged. These services must be asked during the reservation period – or on site with our housekeeper when necessary.
Any additional services requested by the guest are not included in the price and must be paid at the end of the stay to the person in charge of the facility’s keys (or to the owner if present).
SPECIAL COVID PAYMENT & CANCELLATION
If you have made a reservation via a booking platform, the payment conditions are those of the platform. Please ignore the following.
For those who have made a reservation directly with us:
SPECIAL COVID updated on 2.2.21: Regarding the payment of your stay, exceptionally we do not ask for any deposit. In principle, full payment of the reservation is required at least 60 days before the beginning of your stay. We have updated our reservation and cancellation policies to offer more flexibility and peace of mind when booking a stay with us. We now require payment no later than 14 days before the start of your vacation. Cancellation is possible without charge up to 14 days before the start of your vacation – of course we rely on your common sense to notify us as soon as possible of a change so that we can “turn around”. The payment and cancellation policy under number 3 and 4 below is therefore put on hold.
Please disregard : Upon receiving the booking form, the owner will send the guest an invoice, showing 2 amounts: the first concerning an advance payment/or deposit of 300 Euros within the next 3 days, which definitely confirms the booking ; and the second, concerning the balance of the full amount, which is to be paid at least 60 days before arrival.
For reservations made within 60 days before arrival the total amount of reservation must be paid in the next 24 hours. Payment of reservations made within 60 days before arrival must be reconfirmed by written confirmation (fax or e-mail) of the made payment.
Once the pre-payment or full payment has been received, the booking is guaranteed.
Options & A la carte services:
Around 60 days before arrival, the guest will receive a so-called “Option Form” to select from several supplemental services – like taxi-transfer from the airport, car rental, or boat rental.

4. CANCELLATION POLICY
Please disregard : The reservation can be cancelled up to 60 days prior to arrival date (the deposit of 300 Euros will not be refunded). There is no refund possible if the cancellation happens whitin the 60 days prior to arrival date.
Cancellation is only accepted in writing. The date applicable is the day the written notice of cancellation is received.
Early departure: If you have to depart prior to the end of your rental period, norefund can be granted.
5. TRAVEL INSURANCE
We recommend to take out a travel insurance.
6. CHECK-IN / CHECK-OUT
Check- in time on your arrival day: 4.00 pm
Check-out time on your departure day: 10.00 am
Before the beginning of your stay, we will send you the telephone number of Chiara, our housekeeper and key manager, who will take care of welcoming you. She speaks English, Italian, Russian and a little French. Upon arrival you will be given all the necessary information for the use of the villa as well as a folder of useful information for your stay (restaurants, shops, gas, etc.).
7. GUEST OBLIGATIONS
The guests agree:
- to keep and leave the property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition.
- not to cause any damage to the walls, doors, windows or any other part of the property
- not to smoke inside. It is strictly forbidden to throw cigarette butts in the bushes around or anywhere but in the ashtrays at your disposal outside (fire hazard).
- to allow the local host or the owner or any representative of us access to the property for the purpose of repairs or in case of any possible danger situation.
The property may only be used by persons who are registered as guests. The number of guests must not exceed the total number of persons agreed in the booking confirmation.
You are liable for all damage caused by yourself (or members of your party) to the property and its equipment. Please report any damages immediately to us.
The guest undertakes to settle without delay all costs of damage or loss incurred as a consequence of deliberate or non-deliberate acting caused by the guest or other persons spending their holiday with the guest.
You are requested to take all adequate precautions when using the villa and its facilities as well as paths around the house, garden, stairs and pool. The use is at your own risk. Parents are responsible for the actions of their children at all times.
Young children/infants: we have to emphasis that – like in most houses – stairs, swimming pool (when available), balconies, traffic in close vicinity etc. are major areas of risks for young children not being under parental supervision. We do not accept liability for any accident or injury.
We preserve the right to end the contract with an immediate effect when the guest do not obey the house rules.
8. THE OWNER`S OBLIGATIONS TOWARDS THE GUESTS
The owner must constantly strive to ensure the quality of services rendered, in accordance with legal regulations, industry standards and accepted tourism, hotelier and catering guidelines and customs.
The owner will strive to fulfill his obligations as taken on, in their entirety, except in the case of circumstances outside his control.
The owner is not liable for loss of personal stuff, damaging of personal things or injuries, accidents or events with lethal results during the sojourn of the guests.
Most of the houses are surrounded by gardens or bushes and nature, where the small animal world is still intact. Here you can meet mosquitoes, spiders, beetles, field mice, or non-toxic snakes. These animals know no differences between villas and simple country houses. The owner shall not be held responsible for having small animals in the villa.
The guests use all facilities on their own responsibility.
The owner shall not be held responsible for any accident or injury.
In the event of disregard of the house rules, the owner has the right to refuse the providing of further service and to terminate the accommodation agreement.
A dog/pet is allowed at request.
10. COURT AUTHORITY
All disputes or disagreements shall be resolved by mutually acceptable agreement, and if a solution cannot be reached, the local competent court shall arbitrate.
